Phase 1 Site Assessments

Commonly referred to as a Phase 1 Environmental Site Assessment or ESA, it is an investigation into a property to identify existing or possible adverse environmental impacts. Often required by lending institutions prior to issuing a loan for a property acquisition, they are used to assess the potential for future liability of the purchaser. These liabilities are the result of previous and current uses that cause environmental harm or pose a threat to human health such as fuel and chemical spills, to the existence of asbestos and lead in the buildings. AEG will utilize a combination of site visits, historical data review, and in person interviews, to compile an accurate description of the property, and any potential risks associated with the acquisition.
